If you are going to switch to Property Meld, be sure to communicate this to vendors in detail. We had some problems with vendors being willing to transition to the new software.
Maintenance flows more smoothly now that we've started using it. It is a reliable program if you have reliable vendors who are willing to use it, too.
What I like most about property meld is that it can improve my response when working with our clients regarding their repair requests. I feel like the app is integrated with other technology, making it very easy to use. People are able to file complaints and schedule appointments and pay invoices on it and it makes it a lot more simple overall. I like how you can have SMS communication that is allowed us to move between vendor and tenant and owner and overall it just eases the user experience.
So the downside for me is that sometimes the app is a little bit glitchy and then it leaves the company to fix the mess. I also feel that it wasn't the easiest to set up for the internal employees. The in-house maintenance side isn't the easiest to use and is not part of the overall software. Hopefully in the future they can fix this part.
I like that it solves the communication issue between the tenant, vendor, and property manager a lot of other apps don't allow you to have such ease when discussing the issues with all three of these individuals. Often the company is doing the work it's own by emailing and phone calling but this app can fix that issue. It solves the problem of connecting and has great communication and feedback. It also allows you to keep track of a lot of different properties at once and to schedule and track all maintenance which is a difficult task to do
The training is thorough and the software itself is great for what it is for
We presented our needs and were misled on what the software was actually used for. For what it is for, it is great, but it didn’t suit our needs and we were still held to the contract we had signed when we felt we had no alternative. Very disappointed in that.

My vendors, tenants and staff hated the product. You have to sign a year contract and in order to remove the software from your site, you must pay out the full year. Avoid this product regardless of what the very slick owner says to you.

You have to sign a year contract that you must pay to get out of regardless of the uselessness of the product and their inability to perform
Dont purchase. It took a lot of time to convert data over to Meld and then even more to convert to get away from them but you still have to pay the rest of the yearly contract to get released.

I love that I can add my hours into Property Meld and pull a full report and detailed expenditures. I can pull a report for the total amount and details. Once I enter everything, I can add it to an Excel spreadsheet and send it to my owners. I also love that it tells me that statistics at the bottom of my dashboard.
I wish we could pull reports, and it is instant on the computer screen instead of being emailed to me and then having to download and open the reports. Other than that I love everything about property meld.
I had the most trouble with my maintenance labor and keeping up with the hours. Property Meld has a feature that the guys can clock in and out of each meld. I no longer have to chase down guys to figure out how long it took on each job.
