Kigo is not a one-stop shop for all things vacation rental management, even though they might say they are, but the functions that Kigo does well, they do REALLY well. You can use them to keep record of all of your guest and reservation data, and to fill all the necessary roles for processing and confirming reservations. This includes inquiry management (through your website), data input, rental agreement automation, email triggers for follow up and pre/post stay information. It is a very easy to use platform, so long as you can hone in on the core functionalities that they fill for you.
I experienced a lot of challenges and setbacks during implementation, hopefully in the past few years they have improved this process. I also had challenges with the channel management functionality as it related to booking.com and airbnb. They claim these issues have been resolved, but I no longer use kigo for that integration in the benefit of my business.
It has become my central database for all of my property data and reservations.
I like that I am able to view all of our bookings in a calendar view
It can sometimes take 20 minutes to update

The integration with portals is very good. The revenue management system is great. However, it is the operations management and guest app products which are excellent. Generally, the usability of the back-end is good. Our account manager is excellent.
Reports are hopelessly inadequate: There are a multitude of reports, but none of the reports that you really need. The main reports I need are: value of all nights booked for any given apartment in any given timeframe (unavailable), occupancy level for any given apartment in any given timeframe (unavailable), average nightly rate for any given apartment in any given timeframe (unavailable), list of security deposits paid for all bookings that have checked out in the last week, or any other given timeframe (unavailable).
Revenue management is completely unusable on the mobile phone.
Rates settings on the website - The way the nightly rate should be calculated that appears to guests when they search for availability should be the total cost of the booking, minus any discounts that will be applied for that length of stay, not including the refundable security deposit, divided by the number of nights. This is however impossible for some reason, which is utterly ridiculous.
Credit card expiry dates appear on statements and booking confirmations in DD/MM/YYYY HH:MM format, instead of just MM/YY format, which is ridiculous.
Make sure you know exactly what requirements your business has and address all of these in a demo with Kigo. If your needs are met, then you will love the product.
Kigo has definitely improved our occupancy, revenue and efficiency. It would be all round brilliant if it wasn't for the shortcomings mentioned above. May I also note that all of the shortcomings would be easily fixed if there was somebody available to look at fixing problems clients raise with Kigo, but unfortunately that doesn't seem to happen. I am convinced Kigo are focusing on developing their product with the bigger picture in mind to the detriment of existing clients who have serious problems.
We did like the simplicity of the booking by using the calendar and seeing what units were available by looking at the calendar. Having the contract set to send as soon as you confirmed the booking was very nice also.
We did not like having two separate programs to look into and get all the information we needed to have for our guest coming to our units. There was also no accounting that we needed to pay our vendors and owners so we had to use a separate program for payable's. The linking to Airbnb and VRBO did go smoothly and they it became very cumbersome to try to find out if it was showing our bookings in the other sites or not.
Be sure to get with any other sites you may be wanting to link with Kigo and get started with them as soon as you start setting up Kigo. Maybe you will be live with your channeling at the same time. It was not the right program for us.
We were doing short term/vacation rentals and Kigo was supposed to streamline our bookings and channeling to other sites such as VRBO and AirBnB. It was supposed to save us lots of time because we wouldn't have to go into each website and keep the calendars updated but since VRBO wouldn't link correctly we were having to do what we was hoping Kigo would help us with.
KIGO is a pain in the ass to use. Too hard to learn. The opposite of intuitive.
Hard to use. Not intuitive at all. Takes too long to learn.
Only creates problems.
