Learning a new software and training its users is a chore, but that's any app. The only hitch I had was the initial data entry being incorrect for my rentals, but I fixed it.

DoorLoop has fantastic customer service. Any time I need help, I always have the ability to hop on and send a chat message to get help. This is super easy and quick. If my issue is more extensive then they are able to look at what I'm seeing and help me throiugh it. They are responsive and helpful. Everyone I've spoken with is nice and seem to care about what they are doing. I use Doorloop every day with work.
The only issue I have ever had with Doorloop was at the beginning there was a delay in processing rent payments to the account. That issue has since been resolved and I haven't had any issues with them since.
Doorloop allows my tenants an easy to use platform to view their lease, ledger, and pay rent. I use it to make sure all rent is paid each month and to communicate with the tenants. Their mass communication options are great.

Great for online rent payments, automatically sends tenants rent reminders. Landlord accounting (can print check on blank check paper). Accepts online rental application with background checks much easier than paper apps. Keeps track of lease info plus can upload signed leases and all rental, tenant, and property documents. Advertise available rentals online and so much more! Frequent updates refining and added new features. Need help with anything their customer support is the best online chat or screen sharing.
Wish tenants could access some of the uploaded documents like leases and bills. Only thing missing is being about to create notices & leases.

they have a 24/7 help service and almost all features are very self explanitory to use. they will on board all your info for you if you get them a spreadsheet. they are very quick to get back to you. and the reports are incredibly easy to read. i use it daily and it sits open on my computer and there is no constant signing in. it always right where i left it and every tenant has their own portal. it also send out reminder texts for rent!
i charge a 5% management fee and there currently isnt a way to charge 5% of gross rents colllected - so i have to manually bill. the work arround is that you know for the entrirety of the lease what 5% of rent is, but i still wish it had that option
