The apps make our business shine and gives us a huge edge over competition
Would like to customize the cinc web per association a little more.
I am not good with change and it took me a long time to decide to make the move over to Cinc but it was the best decision I have made! I strongly recommend it!
We have our financials done the first week of the month and it has given my accounting team more time to work on other projects
I love that CINC constantly updates each year with more offerings for our communities and managers to use for the most transparency and communication with our customers.
Some of the issues are put on hold to release new features instead. Items such as a logo getting fully embedded in our emails or reporting needs, get placed on hold for other releases.
It is complex software while being user-friendly. Truly Robust. After 8 years of use, I still find new ways to do things!
We have streamlined so many of our processes with CINC Systems, giving up the need for so many salaries for support giving us the ability to hire where we truly need the support and staff.
The energy and resources CINC is investing in its technology are exciting. The only thing they could do better is to have me come down and sit beside the developers to whisper in their ears and cheer them on! Nothing comes fast enough for clients, of course, but the roadmap is an exciting start to great things to come. I believe CINC is on track to be the BEST industry software.
The Portfolio Manager Module has been long-awaited and, even though it is in the early stages and somewhat limited, our manager--who hate to have to learn anything new, by the way, are LOVING it.
As said in what I like best, nothing comes fast enough. Their priorities are not always my priorities, but I realize I am only one customer among many.
I do not love the website templates, and I'm excited that new ones are coming out. I hope they give more flexibility than the current ones because our clients are craving it. And I hope they are a bit easier to set up and use.
I could write a book about the changes I'd love to see in webaxis, but I'm trying to be patient and see what comes out.
Reporting is probably one of the weakest links in the CINC chain. We have long been promised updates to report look and functionality and reporting options and are still waiting...somewhat patiently. But when you think about it, reporting to our boards of directors is absolutely one of the most important aspects of our business so it hurts to be behind in that area.
Communication is the biggest, and the roadmap shows vast improvements to come soon. The accounting is the absolute best, no doubt. Just keep it coming!
I love that the accounting and webaxis sides of CINC integrate, and am hoping for even more integration between them in the future.
Next software system for associating accounting
So far, no complaints. Retorts are user friendly.
All transition are time consuming, be patient.
The website is an added benefit to my clients
Like everyone else, my first thought when writing this review was to talk about how well CINC works in terms of information management and its interface with the website for homeowners and Board Members, and how easy it makes accounting tasks. But I think an overlooked value is that this software is so intuitive that most new team members can navigate it without help on their first day and are capable of working independently the first week. Very little time is needed to train new hires on how to use CINC, which is great asset when you are busy getting them up to speed for their position.
If I have to choose a dislike, I wish there were more training videos.
CINC solves the problem of reporting to the Board. Many times managers get so busy getting the job done that its hard to take the time to report their actions to the Board. Board Members are often only involved at a meeting and do not fully realize all of the work the manager does to maintain the community. The benefit of the Board being able to see violations, ARCs, and work orders on the website is that they can better appreciate the value of the management company.
Assistance at the implementation phase was above and beyond our expectations. CINC's implementation team worked with us constantly and assisted throughout the entire process. Continued support was just as helpful and responsive as the implementation team. CINC continues to be updated with great services and information regarding the updates are very helpful. CINC is able to perform many functions that other programs cannot and we were given walkthroughs and instructions on how to take advantage of those functions. We were given more than what we expected and their customer service is excellent.
We have not experienced any issues that weren't resolved. Either there was a solution to this problem we were having, or they added a solution to the site; a wonderful benefit of their continued maintenance. All issues experienced during implementation were a result of the failures or poor features from our prior software.
CINC resolved problems related to how homeowners pay assessments, how homeowners can view their account, greatly improved our accounts payable process (and they work well with other companies that specifically do accounts payable), consolidated all information into easily accessible areas.
Because CINC provides several services that we normally did in-house, we have reduced a significant amount of our expenditures.
The most helpful thing about cinc is that you can search for homeowners information very easily and bring up their account with their name, address, or account number. You can also see their history with payments to answer questions easily.
When using any new system, training is needed to know all of the ins and outs of what is provided to you but once I found my way around it was very simple. A CINC representative even came to our office to answer all of our questions and make it a smooth transition.

CINC is intuitive, easy to navigate and straightforward. The reporting options allow us to present a financial package to our Boards of Directors that is best in class. Banking and invoicing integrate directly with CINC, so we don't have to "pull them in".
My wish list would be to have a legal ledger for homeowners to make collections a cleaner process.
CINC allows us to effectively manage our associations and provides real-time access for Boards to view delinquencies, violations and work orders. These features set CINC apart for both the management company and our customers.

The flow of the processes and tracking ability
Not being able to do certain tasks even as the administrator and when batches have different dates it takes a while to research to fix the issue. Support has not been alot of help in researching and getting to the bottom of things. I have to figure it all out myself.
We have streamlined many processes. I believe we benefit with the clients having all the access on the portal.
