Definitely how to maximize revenue and price out compared to competitors in the market.
The most helpful part of Beyond has been the rates management. We feel we're leaving less money on the table and maximizing our revenue and occupancy. Additionally, Beyond has supplied us with data that is helpful with owner acquisitions and owner relations in general. Our account manager is fantastic in helping us understand how to use the data for owner relations. She has also kept us updated with all the new exciting features that seem to be coming out constantly, which we love to see!
The only downside has been due to our location. We are located in a small ski town and do not have as much comparable market data as a bigger city would. The ski town that appears close to us as the crow flies (and therefore ends up in our market data by default) is an entirely different environment and much more expensive than our location. So that can skew our market data if we don't pay attention to it; luckily, Beyond is great about allowing users to control comp sets, so we've been able to create our own specific comp sets with competing listings from our immediate area.
Beyond has helped us get a better footing on maintaining competitive rates. Before Beyond, this was a manual process, from market research to updating each property's rates. This has made it much easier to stay on top of, especially as our portfolio grows.
I love how easy it to use. from changes prices to checking Market data. If there is ever anything i m stuck on I can send a quick email asking for help and there is always someone on hand to help. there is never any complicated jargon to understand. Their replys are always quick and easy to understand. Their customer support is excellent.
But my absolute favourite part is the monthly review of the prices and performance of each property. The sugestions to raise or lower the prices, or keep them the same is just priceless.
I havent actually come across anything I dont like yet.
By suggesting price adjustments each month in line with the local market, we are able to increase our revenue by keeping our properties competitvely priced and the bookings rolling iin.

Beyond has been great. Revenue is up as a direct result of using Beyond.
No issues at all that I can think of or come across.
Dynamic pricing has been great.
Beyond helped us the find the right pricing for the different seasons and consequently lead to higher occupation during lower month and maximum profit during high demand.
1. You can't add a suplemt for short stays
2. Rules that allow to ONLY leave 2 day gaps between one and another booking or at least 6-7 days.
3. Clearly guide to what all the tools are used for.
4. Training on how to use all the tools to increase income.
Beyond makes pricing strategies much easier and when a house is not selling well we can easly adjust in a few clicks the pricing strategy.
Once Beyond is set up, the algorithms and pricing adjustments happen seamlessly.
It would be nice for Beyond to trigger some type of pricing suggestions for times when the STRs are not booked.
Beyond sets daily rates for our 2 STRs. It also ensures that pricing is consistent across Airbnb and VRBO for our STRs.
I like that there is historical data and that Beyond considers the current market and future supply and demand in addition to tracking the daily rent from the previous year.
It has been harder to cater to the market in Big Sky just because of the seasonal differences in rates. If we push the base rate up on a ski-in/ski-out property it also increases the cost of summer bookings.
It solves the issue of human error when setting rates, ensuring that rates are set over a year out, and it is so easy to use. As we grow more, the data on our Beyond account will expand as well!

Beyond makes managing my villas a breeze, no need to manually input rates into my Airbnb or Vrbo calendars. The app is smooth and easy to use. Setting up my account only took a few minutes and love the in-app learning, they always have new features and products. I have not emailed the support, because I haven't had any issues. It's easy!
Nothing i can think of at this moment. This is great for hosts.
Pricing and having access to data. It's hard to manage pricing on our own all while taking care of guests and it makes our lives easier!
